Make Money With Mortgage Leads
When it comes to mortgage leads, your ultimate goal is to make money. Mortgage lead companies can provide you with a lead. The rest is up to you.
For starters, finding the right lead company is key. Be sure to do your research and find a mortgage lead company that sells good quality leads. Not the type of leads that are recycled, or bought from third party companies and resold over and over again.
When calling a prospect on one of your mortgage leads, you may at some point be confronted with the challenge of an objection from your customer.
This in no way is a reason to abandon the lead.
Some of the challenges you may be confronted with, are as follows.
"I am no longer interested."
If the prospect hits you with this line, chances are they got cold feet. This is understandable due to the fact that purchasing or refinancing a home is a very large financial undertaking.
Say something like this.
Oh, I'm sorry to hear that. After reviewing your on-line application, I was able to fit you into a really nice program based on the information you provided.
Nine times out of ten, this will catch their ear.
Another challenge you may come across is that they are working with someone else.
This could be true if you are purchasing your lead's non exclusively. Most lead companies will sell their leads four to five times.
If you are confronted with this challenge, say something along these lines.
Oh, I'm very sorry to hear that, I have a really great program I'm sure you would be interested in. If you have just one moment, I would be happy to go over it with you.
This approach will normally get them thinking and want to hear more. Make sure they understand the importance of shopping around in this industry.
If neither one of these approaches works with the challenges you are faced with by your customer, then send them an e-mail. Most lead providers do provide the address on the lead.
You may also want to mail them out some brochures about the products and services you have to offer.
Remember, you work hard for your money, so work your leads. Don't give up after the first objection, and your closure ratio will be sure to go up.

Mortgage Leads, Increase Your Closure Ratio
If you are a loan officer or a mortgage broker, and you are currently using a mortgage lead provider, or you are considering investing with one, one of the most important things you should take into consideration, is the closure ratio.
If you are closing anywhere from 5% to 12% of the leads you purchase, than you are doing very well according to the industry's standard.
Here are a few helpful hints to increase your closure ratio.
Keep in mind that a lead provider does just that, they provide leads.
It is entirely up to you to make the sale. Just because you were provided with a fresh lead doesn't mean you don't have to work to close the deal.
Most lead companies will sell their leads up to five times, so you are competing with other loan officers.
So, if you come across an objection over the telephone such as "I am no longer interested," it is most likely because they are dealing with somebody else at that point.
Here is something you can counter with . . .
Oh, that's to bad, after looking at your on-line profile, I was able to fit you into a really nice mortgage program with one of our lenders.
I can just about guarantee this will get their attention.
If this approach does not work, e-mail them with some attractive programs that you offer, or mail them out a flyer with a list of your products.
Whatever you do, do not give up after the first objection.
Remember, home buyers, and people refinancing their existing homes are very apprehensive, they are embarking on perhaps the largest financial transaction they have ever made, so put yourself in their shoes.
So, the friendlier you come off, and the more knowledgeable you sound, the better your chances of making the sale.
If you fail to have someone answer the telephone, and you have to leave a message, make sure the message is short, friendly, and informative.
Ask them to call back at their convenience to discuss a great product you know they will be interested in.
Remember. It is all in the approach and the inflection in your voice. The lead provider can provide the lead, but you have to work to get the sale. Best of luck with your leads.

Quality Internet Mortgage Leads
If you are a loan officer or mortgage broker on the market for internet mortgage leads. Sometimes it may be better to go after quality leads, as opposed to buying your leads in quantity.
If you are looking for internet mortgage leads in quantity, or bulk, you will get a heck of a lot of leads for your money. But for the most part, these leads you purchase in bulk, have been recycled, or sold from lead company to lead company. Some are even more than a year old.
If you choose to purchase your internet mortgage leads based on quality, you will not be getting as many leads as you would if you bought in bulk, but at least the leads will be "real time," or "fresh." Meaning, you normally will be receiving the lead on the same day the prospect applies.
But before you go ahead and open an account with an internet mortgage lead company specializing in real time leads, do a little bit of research.
Here are a few things to look for in a lead company:
Where do the leads come from?
Make sure the lead company you are considering owns and operates the web sites from which they obtain their leads, this is pretty much a guarantee that the leads will be same day fresh.
If a company works with affiliates or buys their leads from another company, than most likely they will be a few days old by the time you get them.
You also don't know how many times the company the leads are being purchased from sell to other lead companies.
How is their return policy?
Ask about their return policy, is it fair? If you receive a lead where the contact information is wrong, the customer cannot be contacted, you ask for good credit prospects and receive prospects with 400 credit scores and no income, than you should receive a refund or credit to your account.
The reasons for asking for a refund are not limited to what was stated in the above paragraph. You have every right to request a refund for any reason you believe to be reasonable.
When you purchase leads that are fresh, you will pay more for them, so don't be shy when it comes to asking for a refund.
What will it cost to start?
Look for a company that has a low minimum deposit requirement to open an account.
Some companies require your minimum deposit to be $500.00, if this is not an ideal situation for you or your budget, than look for a company with a low minimum deposit around $100.
00.
How is their customer service?
If you make an attempt to contact an internet mortgage lead company via phone or e-mail, and they are unresponsive or slow in getting back to you, than move on to the next lead company.
There is no reason or excuse for poor customer service. If you find the customer service to be poor during your research, than you can count on it to be poor when you have a problem or you are requesting a refund.
The most important thing to consider when shopping around for internet mortgage leads is the research.
You work hard for your money, so when you buy leads, make sure your money is well spent. Good luck.

Three Ways To Increase Mortgage Applications
If you are in the mortgage business, the very first thing you need before you can get anywhere, is an application.
I spent years working in the mortgage industry, and my goal was to close one loan per week.
Monday through Friday I would find myself a spot in the back of the office where I could pound out my phone calls from 5:30pm until 8pm every night. My daily goal was to take at least three applications per evening, resulting in fifteen applications per week.
This is how I obtained my applications.
1. I was always prepared. Every thing that I could possibly need was at my desk. If a customer had a question about monthly payments, my mortgage calculator was right there. If a customer had a question about a particular loan program, I had my literature right there. When a customer commented on their needs and situation, my stationary was right there to take notes.
It is very important to have all of your resources at your finger tips, otherwise you will be fumbling around looking for things, or putting your customer on hold, while you find what it is you need.
2. Take the edge off
When you are speaking with a potential customer, the conversation doesn't have to be 100% business all of the time. You can take the edge off by finding something in common with your customer. If you hear a dog barking or a baby crying, make a comment about it. People love to talk about their pets and baby's. This will relax your customer, making it easier for you to get the appropriate information from them to complete your application.
3. Overcome objections
During the application process you will be hit with many objections.
This is perfectly natural, most people don't jump at the chance to fill out applications for mortgages and refi's.
Here are some of the more common objections;
A) I have to speak with my spouse.
A good response to this would be; Is your spouse available to go over it with me right now? I would be more than happy to discuss it with him/her.
Another objection . . .
B) I have to think about it.
A good response to this would be;
Is there something that I didn't explain clearly enough? Or, is there anything you would like me to go over with you again.
The above objections are probably the most common you will come across. If the responses I recommended don't get your customer talking again, than politely thank them and ask their permission to send them some literature.
4. Purchasing Leads
I often found purchasing leads from a reliable lead source to be beneficial when it came to taking applications. The reason is obvious, these people are making it very clear that they want somebody to call them so they can apply for a mortgage, and most likely they are waiting by the phone.
So its worth a shot.
These are only a few of the activities I practiced during my time as a loan officer, and it was rare that I didn't meet my weekly goal of fifteen applications per week.
I'm sure if you practice these same activities you will experience the same success that I did! Good luck!
